    What is actually selling near you, at what price, with what terms, and how long it is taking. The starting point is evidence, not an estimate.

    Position the property

    Where the home sits against the competition it will be judged beside, and what to do — or not do — before it goes on.

    Market it properly

    Photography and property media made for this home. Vertical video cut for a phone. A property page built to load fast and answer the obvious questions.

    Put it in front of buyers

    Digital property campaigns on Instagram and TikTok alongside the standard listing channels, aimed at people plausibly buying in that area and range.

    Capture and work every enquiry

    Interest is worth nothing unanswered. Every enquiry is captured and followed up systematically rather than left sitting in an inbox over a weekend.

  6. 06

    Read the whole offer

    Net proceeds, concessions, contingencies, buyer strength, appraisal risk and probability of closing — judged together, because the highest number is not always the best offer.

Why it matters

A buyer meets your home on a phone first.

Almost every buyer sees a listing on a screen the size of a hand, inside an app, in a few seconds. That is the moment the marketing has to work, and it is the moment most listings are least prepared for.

So the production is aimed at that moment first — vertical video, photography that reads at thumbnail size, and a property page that loads fast and answers the obvious questions before a buyer has to ask them.

The outcome

The best offer is not always the biggest number.

A slightly lower price with a stronger buyer, cleaner contingencies and a realistic appraisal can be worth considerably more than the top bid that falls apart in week three.
